How to Get Your Home Ready to Sell in 6 Weeks (Without the Overwhelm)

If you're thinking about selling your home, you probably already have a mental list going: touch up the paint, deal with the garage, call someone about the roof, figure out where everything is going to go. The list isn't the hard part. The hard part is timing.

After walking through homes with sellers across the Portland area, I see the same pattern over and over. Dozens of small jobs that each seem quick, until they all land in the last week before listing photos. That's when stress spikes, money gets spent in a hurry, and the house doesn't show the way it could have.

Home Sale Prep Calendar, a printable plan to get your home ready to sell in 6 weeks

What is the Home Sale Prep Calendar?

It's a 20-page printable planner that turns pre-listing prep into a calm, week-by-week plan, starting six weeks before your list date. It follows the same order I use with my own sellers: understand your home and your numbers, fix what buyers notice, clear and clean, then prepare for photo day, showings, and offers.

Why a calendar, and not just a checklist?

A checklist tells you what to do. A calendar tells you when, and that's what keeps you from running out of time. A few examples of why order matters:

  • Book help early. Good painters, cleaners, and handymen fill up quickly, especially in spring. Week 5 is for quotes and booking, not Week 1.

  • Get bids before you decide. Before you replace an aging roof or furnace, a few written bids let you talk with your broker about whether to fix it, credit it, or simply disclose it.

  • Pack early so rooms feel bigger. Every box you pack in Week 4 is one less thing on the counters in your listing photos.

  • Save the deep clean for last. Clean after the painting and repairs are done, right before photos, so you only do it once.

What's inside

  • Your sale at a glance: list date, budget, price range, estimated net, and a six-week overview

  • Six weekly plans with a focused checklist, a tip from me, and space for notes

  • Big-ticket systems check: roof, heating and cooling, water heater, sewer line, oil tank, and radon, so inspections don't surprise you

  • Room-by-room walkthrough to see your home the way a buyer will

  • Repair priority tracker: mark every item Must, Should, Skip, or Bid

  • Vendor sheet, home features sheet, and documents checklist

  • Net proceeds worksheet so you can compare scenarios and know what you'll actually take home

  • Photo-day prep and the 15-minute showing reset to post on your fridge

  • From offer to closing: reviewing offers, due diligence, possession, and protecting your proceeds from wire fraud

The six weeks at a glance

  • Week 6, Plan and assess: set your date, get a price report and net sheet, and list your big-ticket systems.

  • Week 5, Bids and repairs: get quotes, book vendors, and knock out the small fixes.

  • Week 4, Declutter and pack early: clear closets, sell larger items, and leave the garage for last.

  • Week 3, Paint and curb appeal: refresh tired rooms, clean moss and gutters, and give the front door some love.

  • Week 2, Deep clean and stage: give each room one clear job and fill in your home features sheet.

  • Week 1, Photo day and go-live: the big day, plus why I like launching listings midweek.

Why it's worth it

Getting ready to sell is one of the most expensive weeks of your life to wing it. The Calendar helps you:

  • Spend your prep money on what buyers actually notice, and skip what they don't

  • Go into inspections knowing the answers about your roof, sewer line, and systems

  • See your likely net before you list, not after offers come in

  • Keep your home show-ready without losing your mind (or your weekends)

  • Walk into conversations with your broker organized and confident

Who should use it

  • Homeowners planning to list in the next one to three months

  • Busy households selling while living in the home, with kids, pets, or work-from-home schedules

  • Downsizers sorting through years of belongings and decisions

  • First-time sellers who want to know what to expect from start to finish

  • Sellers who already have an agent and want a simple way to stay on track

Who it's not for: if you're selling as-is to an investor, or listing next week, you don't need a six-week plan. Start with the free checklist instead.
